They are always pleasant and work quickly to resolve issues. I also had a maintenance issue that was resolved quickly. One complaint is the garbage smell in the hallways. The chutes get clogged regularly and the outside and entryway receptacles need to be emptied more frequently .

Review From Modern Message|Recommended: YesI would say my experience h... — I would say my experience has been alright. It is apparent the complex care more about maintaining the site near the leasing office and not throughout the entire community opinion . For example, Dahlia circle has a series of severe pot holes, major spalling throughout the bituminous pavement surface, the concrete aprons are cracked beyond minor cracking and need to be fully replaced. The site storm sewer system is due to be cleaned, because during water event the stormwater will overflow to the surrounding pavement and have standing water - not to mention with the current status of the pavement with rutting and general depressions that there are areas a major standing water, since positive drainage is not established from the pavement to the storm sewer system. This is compared to the priority of construction, where sidewalk has been replaced near the leasing office and the pavement appears newer near the office. I completely understand that there is budgeting and construction management priorities for the site and hopefully there is some proposed phasing for future work. I would like to let them know that this is how it appears. I also find it annoying that the office does not have an email listed to communicate concerns or general questions. Not everyone can answer their phones at someone else's convenience. Also this does not provide proof of the conversation, creating more and more he said, she said communication styles, which can be frustrating for all parties involved. I would also recommend that each unit that is renovated be inspected not only by the new tenants but by someone from management. I understand that each tenant needs to be an advocate for themselves and I appreciate maintaining responsibility - there is also some responsibility that needs to be maintained by the complex and that they are providing what was promised to new tenants. Lastly, communication between on site staff and in office staff needs to be documented and maintained in my opinion. We approved of our site to be sprayed on a Wednesday with office staff. The sprayer came on a Tuesday, we were luckily there but that is misleading and not acceptable in my opinion to not let the tenant know what is going on in their homes.

Review From Modern Message|Recommended: YesI was willing to overlook o... — I was willing to overlook our move in experience where after our freshly remodeled apartment laundry room flooded because the floor people forgot to put the washer drain hose into the drain, they forgot to hook the gas dryer into the gas line, light the pilot light in the furnace and screw the light switch plates into place. We were even willing to overlook the fact that noncarpet is only in the kitchen, laundry room and bathrooms as opposed to the model which has faux hardwood in living room, dining room, and hallway which was explained as a limitation of second floor remodeled units. We also couldn't view the apartment before move in day because it was being remodeled. I was also willing to overlook that the nice maintenance man walked to our apartment door before realizing they didn't have a spare key because our smart lock came with two keys and they never made a copy. So what if our maintenance requests took awhile, they are probably busy and there is no non-emergency repairs on the weekend, I guess that's understandable. Despite all that I would have given 4 stars. It's a pretty nice apartment. However the worst part of this management company that got reported to the city council in 2018 for running it so poorly, there's newspaper articles if you don't believe me refused to give timely renewal options. While they require 60 notice to vacate the apartment, they gave us 5 days prior to decide to renew a lease or pay 600 a month extra 1400 up to 2000 to go month to month. If that isn't bad enough we asked 4 separate times if we could get a lease renewal in person on the phone. They promised it wouldn't be an issue we would still have 15 days as stated in our lease to decide on the lease renewal. However, when we received our lease they stated they weren't legally required to give any notice. I have never seen the same employee twice, apparently everyone gets promoted, fired or quits within the 7 months we have been here. They are great to offer short term leases we signed a very nice 7 month lease when we moved from out of state but don't expect to ever see that again. They also wouldn't offer any extended leases past 14 months. I would complain more but no one seems to care and if you sit at the nice business center with free printer nice perk I'm sure you will hear someone come in and complain about something to the front desk.

Review From Modern Message|Recommended: YesWe moved in spring of 2018 ... — We moved in spring of 2018 when management was transitioning and were told the issues we were having were due to former management. We weren’t informed until after signing the lease that cable was required. We were forced into signing up for cable we didn’t want. We’ve had many maintenance issues with poor appliances, a full gutter leaking into our window taking a month to fix, and a lot of extreme noise issues with neighbors. Recently the complex decided to end their contract with the cable company and the representative at Xfinity informed me that they could have never legally forced us into a cable contract to begin with. So for 14 months we paid over 50 extra for something we didn’t need simply because the company had a contract with Xfinity and forced it on us. Once they sent the notice about the cable being discontinued, they sent us a lease renewal that our rent would go up over 160 month for the longest term contract. If we switched to month to month it would almost double. For a “luxury apartment” this property company is nothing but a glorified slum lord preying on working class families. They won’t fix giant pot holes or broken drainage gates capable of causing insurance liability but they did add some new grills to explain their increase in rent prices. I would never recommend trinity properties to anyone at this point. We are happy to be leaving soon.
